We're added as a co-host with specific permissions — we can message guests, manage the calendar, and run operations, but we can't change your payouts or transfer ownership. You receive every Airbnb payout directly to your bank account. We invoice you monthly.
We work with them. Your cleaner stays your cleaner — we just coordinate scheduling, handle communication, and flag issues. If you don't have a cleaner yet, or want a backup, we'll place you with someone from our vetted Phoenix bench.
Airbnb pays you directly, as it always has. At month-end we send you an invoice for our fee (15% or 18% of net booking revenue, or the monthly minimum, whichever is greater). You pay us by ACH or Zelle. We never touch your rental income.
Month-to-month with 30-day termination either side, no penalty, no cause required. If we're not adding value, you shouldn't be paying us. We'd rather you leave on good terms and refer us than feel trapped.
Short-term rental (under 31 days) co-hosting is exempt from Arizona's real estate broker licensing requirements under ARS § 32-2121. We don't collect or hold rent on your behalf, which keeps us cleanly within that exemption. We carry General Liability and Errors & Omissions insurance specific to co-hosting work.
For guest messaging we respond within 30 minutes during business hours and 2 hours overnight. For on-site issues, we dispatch from our vetted Phoenix bench (locksmith, HVAC, plumber, handyman), most of whom answer within an hour. In Phoenix summer, fast HVAC response is non-negotiable. We've built the bench so you don't have to scramble.
The host (you) is responsible for city registration, the $500K liability insurance proof, neighbor notification, and AZ Transaction Privilege Tax. As part of onboarding we run a compliance checklist with you. It's easier to catch a gap on day one than after the city fines you.
